Overview
Commercial carpet is a different job from carpet at home: low loop pile glued to the slab or laid as tile, dirty in lanes rather than all over, in a building that cannot close while it dries. The building program sits on Commercial Cleaning (parent). We cover San Antonio and the surrounding areas.

Encapsulation or extraction
Which one depends on the carpet, the soil and the hours you can give up.
| Feature | Low-moisture encapsulation | Hot water extraction |
|---|---|---|
| Best for | Interim cleaning of lanes, entrances, glue-down loop and tile | Restorative: heavy soil, spills, odor in the backing |
Do only one and the carpet suffers: interim cleaning alone lets soil build in the backing, extraction alone leaves lanes gray between visits. Basics: What Is Professional Carpet Cleaning.
What decides the result
Carpet build
Loop, cut pile, tile, glue-down or over pad. Glue-down has no pad to hide moisture.
Spills that wick back
A spill that reached the backing rises as the carpet dries, so a spot reappears.
Humidity and airflow
Humidity, your HVAC schedule and overnight air movement matter most.
Traffic before it is dry
A damp lane presses fresh soil into open fiber, so signs stay out until we release it.
We will not promise a permanent stain will lift: bleach marks, dye loss and rust are fiber damage, not soil. Spots that come back are a different problem - why spots return.

Related services
On multi-family sites urine is a contamination problem, handled as unit urine treatment (if approved), a unit handed back needs more than carpet (rental move-outs), and lobby furniture is lobby seating. Where carpet ends: Floor Cleaning Services and Terrazzo Floor Cleaning and Restoration.
Two methods for two different jobs
We use low-moisture encapsulation and hot water extraction: different tools rather than rivals, and most programs use both.
Restaurants and bars
After close. Sugary spills go sticky and pull in soil; kitchen grease is treated first.
Commercial carpet cleaning prices
Carpet is priced per square foot and apartment turns per unit, both moving with soil, access and furniture.
What moves a quote up: soil needing a second pass, kitchen grease, urine in units, furniture to move, upper floors hoses will not reach. Down: one program across several buildings, clear access. Details through Request a Quote.

I had a wonderful experience with San Antonio Carpet Cleaning today. Sophie was my first point of contact and instrumental in explaining their process to me and how things were done, such as how payment was made, types of cleaning processes that were offered and when she didn’t know, she said “I’ll refer back to my team”and did so. She called back and gave me an answer shortly after. Next she stayed in contact with me for almost a week while I waited to get my carpets cleaned by reaching out via text, email. She also reached out in order to remind me of my appointment. Ryder then showed up at my house today and with a massive smile and a nice handshake was eager to do his job, which was a really nice thing to see. He explained the type of rug I had and why things looked the way they did. He walked me through how to ensure that it dried properly and what to do after when we inspecting and made sure I knew how the warranty worked and to call them back in the allotted time and they would take care of my issue. For these reasons, I am going to continue to utilize this company to start cleaning my entire house.
Glad I waited. Affordable, professional, communication was stellar and the cleaning of my area rug was superb!!!
