When a commercial duct cleaning makes sense

Debris from the diffusers

Occupants reporting grit or fibers on desks and sills under a diffuser, or visible fallout on a light fixture.

After renovation or finish-out

Drywall dust travels through a running system and settles everywhere, so cleaning comes after the trades leave.

Vermin

Rodents or insects in the ductwork. Pest control deals with the infestation first; cleaning afterwards deals with what they left behind.

Visible mold growth

Licensed remediation work in Texas, not ours. We identify it, document it and stop, so you can bring in a licensed remediator.

Tenant turnover

A defined scope before a new tenant takes the space.

A system nobody has records for

An older building where no one can tell you when, or whether, the ducts were last touched. A survey answers it before you commit to any cleaning.

How it works

How we run a commercial project

1
Site walk and system survey

We walk the building with you and count what is there: air handlers and rooftop units, diffusers, ceiling type, and which areas stay occupied.
2
Written line-item scope

Priced by what we counted, with the exclusions written down rather than assumed. You can hand it straight to an owner or a board.
3
Containment and protection

Negative air on each section, HEPA filtration wherever the machine exhausts indoors, drop cloths, and ceiling tiles lifted and replaced carefully.
4
Findings and sign-off

The findings for your HVAC contractor, and a walk-through with whoever signs it off.

Do you clean commercial air ducts in Hillcrest?

Yes, Hillcrest is one of the San Antonio neighborhoods we serve. Send the building details and we will walk it, count it and come back with a written line-item scope.

When does commercial duct cleaning make sense?

It is better bought on a trigger than on a schedule: debris coming out of the diffusers, renovation or tenant finish-out, vermin, visible mold growth, tenant turnover, or a system nobody has records for. The EPA's guidance, written for homes, says cleaning should be done as needed rather than routinely.

What do you need for a quote?

The company and site contact, the building type, the square footage, the number of HVAC systems and rooftop units, an approximate diffuser count, the ceiling type and your preferred schedule window.

Does the building have to close?

No. Work is phased by zone so the building can stay in use.

How is commercial duct cleaning priced?

The scope is priced by what we count on the site walk, with the exclusions written down rather than assumed. Prices vary with the property, the type of job and the location; the exact price is confirmed before work starts.

Are you insured?

Yes, we're insured. If your building or contract has questions about it, ask us when you request the quote.

If something is not right, we will re-clean at no extra charge; the terms are on Our Guarantee. The full service is described on Commercial Air Duct Cleaning. For homes, see Air Duct Cleaning.
